Additional Property Attributes

The Subject Property consists of one parcel totaling approximately 10.58 acres of industrial land in the City of Green Bay. Historical documents show the Subject Property was developed by the 1890s and was primarily utilized as a lumber yard supported by railroad tracks/spurs. Residential homes were also situated on the Subject Property along the Fox River. The Subject property housed a box factory and icehouse by 1907. By 1936, all structures currently existing on the Subject Property were constructed and the site was developed into a machine and forge shop of the Green Bay Drop Forge Company. Railroads continued to supply the business and filling on Subject Property occurred along the west bank of the Fox River to support industrial development of the eastern portion of the Subject Property. Green Bay Drop Forge Company remains on the Subject Property, which currently includes two large industrial buildings. The Subject Property is accessed via State and Ninth Streets. Adjacent parcels north and south of the Subject Property consist of large industrial properties; west by small industrial & commercial properties; and the east by the Fox River.

The Phase I ESA identified several recognized environmental conditions (RECs), controlled RECs (CRECs), and potential data gaps for the Subject Property. These include long-term industrial activities that involved hazardous substances, the likely presence of historic urban fill, and residual contamination exceeding Wisconsin groundwater standards related to an offsite release from the Fort Howard Steel - Lagoon site. Additionally, there are concerns about a nearby petroleum release, historical coal storage on an adjacent property, and potential vapor encroachment from impacted soils and groundwater associated with specific BRRTS cases. The site also has ongoing obligations due to a closed petroleum case and solvent releases requiring maintenance of a cap over certain areas. A Phase II ESA is currently underway to conduct soil, groundwater, and soil vapor sampling to assess these risks before redevelopment and potential property acquisition.
