Additional Property Attributes

The subject property is in an industrial area on the northside of Missoula, Montana. The subject property is bounded by Hexion, Inc. to the north; open land, Interstate 90 and the Missoula Landfill to the northeast and east; Thatcher Company and Montana Rail Link (MRL) to the south; and Missoula Petroleum Products Terminals (Phillips 66 Company and CHS, Inc.) to the west. The subject property boundary encompasses 48 acres. At the time particleboard manufacturing ended onsite in early 2024, this area included 16 industrial buildings (storage, pre-dry, line 1 milling and drying, line 1 production, remanufacturing, melamine, line 2 warehouse, line 2 production, line 2 final dry, wholesale pick-up, wholesale, biofilter, lubrication/oil storage, fuel station, paint storage and bunker), an approximately 7-acre open area where wood fibers such as chips and sawdust were stored and mixed, parking areas and driveways. An earthen berm approximately 50 feet tall curves around the northeastern edge of the subject property. The inactive particleboard plant is undergoing partial salvage and demolition. To complete the Phase I ESA, the QEP reviewed historical documents, photographs, maps, government records; interviewed representatives of the property owner; and obtained and reviewed regulatory database search reports. A site visit and visual survey of the property was also performed. Review of these sources did not reveal any RECs for the subject property.
