Additional Property Attributes

The property is occupied by an industrial building that is currently unoccupied. In 1907, W.N. Eaton Machine & Repair shop occupied the property. The building currently present on site was constructed in 1940 and was used as a machine shop from at least 1950 to 1988. The building then went through a period of vacancy from 1989 to 1991, before J & J Machining occupied the property. J&J Machining remained on site until approximately 1997, when the property was acquired by Thoman Tool. Thoman Tool sold the property to TRP Properties LLC in 2012. No other information about the historic use of the property is known at this time. The property is currently utilized as West and West Sign Studios. There is known petroleum contamination (Facility ID 50000227) on the property associated with the leaking underground storage tank formerly located on the northern adjoining property and most operations which may have caused impact to the subsurface.

A Phase I ESA was completed on August 9, 2024, which revealed no evidence of Recognized Environmental Conditions (RECs) in connection with the property except for the following:
* Starting in approximately 1950 with Standard Manufacturing Company and continuing through to the present date with Thoman Tool, the building located at 313 Oak Street has been used as a machine shop for over 70 years. Large quantities of hazardous materials and petroleum products were utilized in the day-to-day activities of machine shops, and the potential for a historic release represents evidence of a REC.

A Hazardous Materials Inspection was completed on August 20, 2024, which identified multiple asbestos-containing materials and presumed asbestos-containing materials. The Inspection also identified lead-containing paint.
