Additional Property Attributes

The Subject Property is rectangular and comprised of 0.83 acres of vacant light industrial land situated just north of Ellen Avenue, south of Franklin Boulevard, east of West 65th Street, and west of West 58th Street. Ellen Avenue provides access to and from the Subject Property. The Subject Property is developed with an approximately 13,500-square-foot, single-story warehouse building constructed prior to 1982. The Subject Property building is currently vacant and in disrepair. According to property ownership records, Sanborn Maps, aerial photographs, and city directories, the southwest portion of the Subject Property was used for residential purposes from at least 1903 through at least 1982 and was owned by several different individuals. From at least 1923 through at least 1938, the former building in the northern portion of the Subject Property was identified as a family laundromat on historical city directories and real estate atlas maps. While the historical resources reviewed as part of this Phase I ESA did not include any direct indication that the former laundromat included dry cleaning operations, we cannot rule out that possibility. From at least 1952 through at least 1971, the former building in the northern portion of the Subject Property operated as a metal awning factory with a spray paint area. Subsequently, this building was occupied by White Art Studios in 1975 and then All Line Plastics in 1980. Sometime prior to 1982, the former building in the northern portion of the Subject Property was demolished and the current Subject Property building was constructed. Alco Vending occupied the current Subject Property building from at least 1990 through at least 2006. The Subject Property building has been for at least the last 10 years and the Subject Property was forfeited to the State of Ohio in 2022. The Asbestos Survey did not identify any positive asbestos-containing materials (ACM) within the Subject Property building; however, in order to preserve their integrity, MSG did not sample two fire doors located within the building and they should therefore be assumed to be ACM unless future testing proves otherwise. The Phase II performed in September 2023, noted that the data indicate that the subsurface soil samples collected meet the Ohio VAP Residential; the groundwater samples were collected from a shallow perched aquifer that is generally not suitable for use as a drinking water source, there are no potable wells at or within 0.5-mile of the Subject Property, and the Subject Property is within a verified USD.
