Additional Property Attributes

The Subject Property is comprised of approximately 0.5 acres of commercial land situated south of the intersection of Euclid Avenue and Hastings Avenue. The Subject Property is developed with a 10,882-square-foot former car wash building. The Subject Property building was most recently occupied by a car wash. According to property ownership records, historical maps and photographs, and city directories, the Subject Property was developed with a residential dwelling and a shed from at least 1898 through at least 1950. The historical city directories identified former dry cleaning operations on the Subject Property from at least 1929 through at least 1956. Subsequently, according to Cuyahoga County Auditor's records and historical city directories, the Subject Property was used as a car wash from at least 1966 through at least 2018. Based on the results of the Focused Phase II ESA (performed in March 2024), MSG concluded the following: The data indicate that the subsurface soil is impacted with arsenic at several locations above the Ohio VAP Residential (unrestricted use) GNS; however, all Subject Property soils meet the Ohio VAP Commercial / Industrial and Construction / Excavation Worker GNS. Shallow groundwater was not detected during this Focused Phase II ESA.
