Additional Property Attributes

The property is a small commercial lot along Lamar's downtown Main Street, currently vacant. There is a retail/commercial space on the ground-level, and a residential apartment on the upper story. Fire insurance maps from the early twentieth century indicate that the subject property was an empty lot until it was developed as a movie theatre between 1906 and 1911. By or prior to 1916, the property was part of a garage and had a buried gasoline tank in the adjacent N. Main Street right-of-way. By 1931, the subject property was no longer used as a garage and the buried gasoline tank appears to have been removed. In 1963 the subject property was used by Valley Glass Co. Valley Glass Co. used at least part of the subject property from 1963 to 1995. From 1968 to 1973 the subject property was also used as a barber shop. From 2003 to 2022 the subject property was used by Mikes Main Street Sports and was also partially residential from 2008 to 2012. Recently, the subject property was used as a motorcycle repair shop. The property, now vacant, was purchased by Joshua Emick, and is slated to be put into adaptive reuse as a mixed use residential and retail space to serve the Lamar community. The Phase I indicates three RECs exist: the likely release of petroleum products from a UST system in the adjacent right-of-way; the likely release of automotive fluids associated with motorcycle repair; and the likely release and migration of petroleum products and hazardous substances from the adjoining east property, which was formerly an auto repair shop. Additional investigation is warranted to better understand site conditions.
