Additional Property Attributes

At the time of the site reconnaissance, the Subject Property was developed as a three-story former school building surrounded by paved sidewalks, parking areas, and grass-covered land. Interior portions were utilized by a church for classrooms, meeting rooms, a kitchen, and storage. During the reconnaissance, Mr. Yergin observed an exterior vent pipe, interior pipes, and a gauge; features indicative of a suspect/former heating oil tank.
In the EP's opinion, this assessment has revealed the following recognized environmental conditions in connection with the Subject Property.
* The potential for contamination associated with unknown or unreported releases from the suspect heating oil tank at the Subject Property.
It is the EP's opinion that further investigation is warranted.
We identified no significant data gaps or limiting conditions representing significant data gaps in connection with this ESA.

An asbestos assessment of the building was completed. The building was partially occupied at the time of our assessment. We conducted the assessment activities to assist with identification of asbestos-containing materials (ACMs) prior to renovation of the building. The PLM analytical data reported by EMSL indicated that suspect ACMs contained greater than one percent (1%) asbestos were detected, suspect ACMs were not sampled during the assessment and are considered assumed ACMs until future sampling and analyses in accordance with USEPA asbestos assessment protocol demonstrates otherwise and trace (less than 1% asbestos) concentrations of asbestos were detected.
