Additional Property Attributes

The Village of Lodgepole would like to turn the unused portions of the property into a functional and focal point of the village, including a space for community and sporting events, recreational areas, and new businesses. Asbestos-containing materials (ACM) and lead-based paint (LBP) were identified throughout the building. All ACM and LBP must be properly abated should any renovation activities disturb the materials. Alternatively, LBP may be encapsulated to prevent deterioration and exposure to future occupants. Mold was detected in indoor air within the music and records rooms at slightly elevated concentrations. Any leaks and sources of moisture intrusion should be addressed before the building is reoccupied. A Phase I Environmental Site Assessment (ESA) identified the Lodgepole Burn Site approximately 240 feet north and upgradient from the subject property. Due to the potential for per- and polyfluoroalkyl substances (PFAS), a Phase II ESA is recommended to determine if PFAS may have migrated onto the subject property via contaminated groundwater.
