This property has been declared ready for closure by the Oklahoma Corporation Commission after review of reports and comparing results of reports to the OCC Guardian Guidance. At time of closure, this site was calculated to be a Category II. However, to maintain Category II status, a groundwater use restriction is necessary. Therefore, any active use of the groundwater in the certificate area as defined on page three (3) is prohibited unless future testing can prove that the groundwater meets EPA drinking water standards.

Blake Boyd called the OCC requesting help buying 4307 N. Walnut for his business, On Call moving. He had had a Phase I and Phase II completed and the reports showed some petroleum impacts that the bank was uneasy about. He was purchasing the property from Oklahoma BMX legend Mat Hoffman, who had used it for a while as an office and had some skating areas built up around the building. The petroleum impacts were from an old well site located on the north side of the building.

We ran this site through the OCC Guardian Guidance Petroleum Risk Factor Index table today, and it came out to a Category II. It does not exceed levels for a Category II, therefore, no cleanup was required for the intended reuse (Commercial). We connected the purchaser to the Oklahoma Energy Resources Board, who could be able to help him remove all petroleum impacts from the historic well, even though they were below our cleanup levels.
