Additional Property Attributes

The Subject Property is developed with a commercial building constructed in 1925. The basement of the building was observed to be the location of a former automotive service center. A service pit was located in the southern portion of the workshop and was observed to be partially line with cinderblocks along the sides. It is unknown if the bottom of the service pit is lined; however, it was observed to be covered in soil with evidence of petroleum staining. Based on information provided by a White Pine County and long-term McGill resident, the Subject Property also operated as a gasoline station with two fuel dispensers located along the eastern side of the building. A lube station was reported to be located on the sourthern side of the main floor and a stall for school bus parking was located on the northern side of the main floor. While the Subject Property was reported to have included a gasoline and automotive service station, the facility appears to have closed prior to UST registration requirements as relevant records from the Nevada Division of Environmental Protection were not identified. Most recently, the main floor of the building was used as a grocery store. Hazardous building materials, including asbestos and lead-based paint, are considered Business Environmental Risks for the Subject Property. The Subject Property is currently in White Pine County Treasurer's trust due to non-payment of property taxes. The specific reuse of the Subject Property is yet to be determined, however, is intended to be greenspace.
