Additional Property Attributes

At the time of the reconnaissance, the Subject Property consisted of approximately two acres of land. The western portion was developed with an approximately 36,000 square-foot commercial building surrounded by paved parking, grass, or landscaped areas. The eastern portion was developed with a paved parking lot. Dwellings and grass-covered land adjoined to the north, dwellings adjoined to the east, a vacant commercial building and a grass-covered parcel adjoined to the south and grass-covered land adjoined to the west with a commercial building located to the northwest. Hodson Avenue separated the eastern and western portions and East Jackson Street bordered to the south.
This assessment has revealed the following recognized environmental condition in connection with the Subject Property:
* The potential for the migration of contaminants onto the Subject Property from the southern-adjoining landfill.
The following vapor encroachment conditions (VECs) and/or emerging contaminant concerns were identified at the Subject Property:
* The potential for the migration of vapors associated with the southern-adjoining landfill.
We identified no significant data gaps or limiting conditions representing significant data gaps in connection with this ESA. It is the EP's opinion that further investigation is warranted.
