Additional Property Attributes

The Subject Property is comprised of 1.38 total acres of light industrial land situated along Albion and Freeman Streets, both of which provide access to and from the Subject Property. The Subject Property is irregular-shaped and is partially developed with a one-story, 15,000-square warehouse building constructed in 1929 on parcel 01- 08332 (western portion of the Subject Property). The Subject Property building is currently vacant and used as storage. Parcels 01-08354, 01-08364, and 01-08374 (eastern portion of the Subject Property) are currently undeveloped.

The current Subject Property building has been used as an auto repair shop, machine shop, warehouse, an air horn
factory, roofing company, and a chemical de-rusting facility. The eastern portion of the Subject Property was historically used as an oil mill, plaster works company, heating company, a bottle cap factory, a concrete and supply company, and a roofing company.

Historical Sanborn Maps depict three fuel oil USTs in the western portion of the 2220 Albion Street parcel from at least 1951 through 1976 and a 250-barrel capacity crude oil UST in the southeast portion of the 2234 Albion Street parcel in 1895. Further, historical Sanborn Maps depict several oil ASTs and an oil house on the eastern portion of the Subject Property from at least 1888 through 1905.

While not a REC/IA, five confirmed asbestos-containing materials were identified from the Asbestos Survey, including floor tiles, linoleum flooring, and window caulk, which should be properly abated prior to renovation or demolition.

On September 12, 2024, a combined electromagnetic induction (EM) and ground penetrating radar (GPR) survey was conducted in the area designated by consultant. This geophysical survey identified three anomalies, which may represent buried USTs. Test pit excavations should be conducted to explore subsurface conditions.
