Additional Property Attributes

This ESA identified the following Recognized Environmental Conditions (REC) for the Subject Property:
REC #1: The Subject Property was historically used as a dry cleaner and laundromat facility and the
potential for a release of dry-cleaning chemicals is considered a REC for the Subject Property.

REC #2: A Phase II ESA investigation of the Rygg Ford property, formerly located adjacent to the
Subject Property, found tetrachloroethylene (PCE) in groundwater adjacent to and on the Rygg Ford
Property (including on the Subject Property) that exceeds Montana Department of Environmental
Quality (DEQ) DEQ-7 water quality standards. The presence of PCE in the groundwater adjacent to
and on the Subject Property is considered to be a REC for the Subject Property.

Based on the findings of this ESA, it is the QEP's opinion that PCE is present in groundwater on the
Subject Property. The current investigation being conducted by DEQ's Site Response Section has not
determined the source of the PCE in groundwater. The QEP recommends further assessment of the
Subject Property and the adjacent Rygg Ford property be conducted to determine the source of PCE
and the extents of the associated impacts to groundwater, as well as the potential for vapor intrusion
(VI) impacts to indoor air at the Subject Property and adjoining properties.
