Additional Property Attributes

The SUBJECT SITE is located in Section 4 Township 18 N Range 8W and is approximately 0.13 acres located north, northeast of the intersection of Walnut Street and Main Street, which is inside the zoning limits of the City of Greenville in Washington County. The SUBJECT SITE is located in the original downtown of Greenville and has operated as a pawn shop back since 1966. Based on prior site knowledge, the SUBJECT SITE has access to the City of Greenville water and City of Greenville sanitary sewer. Road access is available to the SUBJECT SITE via Main Street and South Walnut Street.

The Sanborn maps depict the SUBJECT SITE as operating as a saloon and grocery from at least 1887 to 1905. It stood vacant until approximately 1915 through sometime before 1925 when it operated as a dry goods/grocery store. In 1925 to sometime before 1950, the SUBJECT SITE operated as both an automobile repair shop and tractor sales/service shop with battery servicing. One UST was noted in the 1925 and 1931 Sanborn maps. Around the 1950's, the SUBJECT SITE operated as a filling station and tire store. The 1968 Sanborn depicted the SUBJECT SITE as similar to today.

The SUBJECT SITE is primarily composed of the brick/concrete building with a small triangle parking lot/UST tank bed in the southwest corner of the property. Stormwater runoff flows generally towards the west (South Walnut Street) and is captured in stormwater drains along South Walnut Street).

Along South Walnut Street an approximate six (6) foot brick walkway exists with a six (6) foot concrete walkway along Main Street. In between these walkways lie three (3) USTs and a small dispenser pump island (further corraborated by interviews, review of the MDEQ UST database, reviews of MDEQ files, and the review of Sanborn maps). A stormwater drain is located on the southwest portion of the property. Inside, 90% of the flooring is concrete with the remaining flooring consisting of vinyl tiles (12" x 12") and carpet. The ceiling is a drop ceiling with acoustic tiles. Within the building is a trap that appears to be an abandoned oil/water separator, a former hydraulic lift, and a natural gas furnace. Considering the Sanborn maps, interviews, and August 23, 2024 inspection confirmed operation of the SUBJECT SITE as an automotive repair shop, these findings do support a REC to the SUBJECT SITE.

BURLE considered the nature and extent of on-site and nearby sources of potential subsurface vapor migration by evaluating the current and historical usage of the SUBJECT SITE, the construction type and history, the physical setting, and the potential sources of subsurface vapor migration through the review of regulatory agency database information. Based on the close proximity of the abandoned USTs and the relatively high groundwater table in the area, the potential for vapor intrusion does exist at the SUBJECT SITE.
