Additional Property Attributes

The Subject Property consists of one legal parcel occupying approximately 0.45 acres. Prior to the 1930's the Subject Property exists as vacant undeveloped land. By 1950 the Subject Property was developed with two residences and a general commercial repair shop. By the early 1969 all buildings were razed, and the Subject Property was redeveloped for use as a parking lot associated with the northern adjoining property. Use of the Subject Property as a parking lot has continued since the late 1960's.

The Phase I ESA revealed no evidence of Recognized Environmental Conditions (RECs) in connection with the property except for the following:
* The adjoining property to the north is currently vacant, however, was formerly utilized as a plating business (known as Quality Plating) since the 1950's and has been identified by the Michigan Department of Environment, Great Lakes and Energy (EGLE) as a source of known groundwater contamination. In addition, the western adjoining property was utilized as Bennet Pump from the 1950's through the 1990's. Bennet Pump has known groundwater contamination which may have migrated off the property boundaries. As groundwater flow is toward the southeast, the potential for groundwater contamination to migrate to the Subject Property border represents evidence of a REC.
* Industrial fill material is known to exist in the area of the Subject Property due to the heavy industrial past of this area of Muskegon Heights. The industrial fill material is known to contain elevated concentrations of contaminants (in particular heavy metals) and due to the age of the development of the Subject Property, the potential for historical industrial fill material to have been utilized represents evidence of a REC.
