Additional Property Attributes

The Subject Property, located at 1427 Tulare St, Fresno, California 93706, is identified by Assessor's Parcel Number (APN) 46707202. The property consists of approximately 0.17 acres of vacant land, with a lot width of 350 feet and a depth of 150 feet, and was historically used for various commercial purposes, including hotel and a drug pharmacy building. The Subject Property has been vacant since approximately 1998. This property remains a vacant and is owned by Eduardo Lopez. A Phase I ESA has determined one REC for this property and has a Phase II ESA and site reuse planning underway. REC: Findings Finding: This site is listed in the EDR Historical Cleaner Database and city directories as clothes pressing and cleaning facility in 1932 and 1937. In addition, a structure is depicted in the 1918 the Sanborn maps as a clothes cleaner. Historical dry-cleaning operations may have involved the use of petroleum-based solvents, which was common in the industry during this period. Opinion: Given the history of dry-cleaning activities (almost 20 years), up-gradient groundwater direction, and the distance to the Subject Property, this listing constitutes a REC on the Subject Property.
