Additional Property Attributes

Parcel A was developed with the current apartment building in 1929 on previously undeveloped land. The building was vacated of all residences between 2017 and 2020. Parcel B was developed with a commercial building and garage in 1926 on previously undeveloped land. The building was occupied by a grocery store through the early 1960s and may have also been used for residential purposes until the
store and garage were demolished between 1983 and 1993. The parcel has consisted of undeveloped land since at least 1993. The remaining parcels (Parcels C-D) were generally developed with residential
dwellings and garages in the 1920s on previously undeveloped land. The eastern buildings were demolished in the 1990s, the westernmost buildings (Parcel J) were demolished between 1997 and 1999, and the remaining buildings were demolished between 2009 and 2023. These parcels have consisted of undeveloped land since the buildings were demolished. Research did not reveal information regarding the construction of the dwellings formerly present on the subject property, except for Parcel G; however, it is likely the remaining former dwellings were equipped with basements. The origin of the material used to backfill the basements upon demolition is unknown. It is AKT Peerless' opinion, the potential fill material on Parcel B through Parcel J represents an REC. In addition, fill material may represent a geotechnical concern during future redevelopment.
