Additional Property Attributes

The former Howard's Gas Station property, located at 6517 Monroe Street, Sylvania, Lucas County, Ohio 43560 (Parcel Number 82-10284), spans 0.31 acres and is currently developed as a community park. The property's historical use as a gasoline service station is considered a Recognized Environmental Condition (REC). A Limited Phase II assessment conducted in July 2024 identified soil and groundwater issues that require further investigation. Soil samples from boring location SB-01 showed arsenic concentrations exceeding Ohio VAP Residential Land Use standards between 0 and 2 feet below ground surface, with recommendations for statistical evaluation or background determination to address this exceedance. A soil management plan is advised for future redevelopment, including protocols for managing any water removed during excavation despite no significant groundwater encountered beneath the property. Additionally, groundwater from a perched zone at monitoring well MW-09 contained chemicals of concern, including exceedances of RCRA metals. However, these exceedances may be attributed to sediment contamination in the sample, as RCRA metals in a duplicate sample were below VAP standards. Further groundwater assessment, including installing a permanent monitoring well at MW-09, is recommended to confirm these findings.
