Additional Property Attributes

At the time of the reconnaissance, the Subject Property consisted of approximately three-acres of land developed with a former truck repair garage and a pole barn. The buildings were surrounded by gravel or asphalt-paved parking areas. Dense vegetation and grass-covered areas were located along the north, east and west boundaries.
This assessment has revealed the following recognized environmental conditions in connection with the Subject Property:
* The potential for contamination associated with past use of the Subject Property for truck maintenance and painting, including the presence of various chemicals, used oil containers, noted staining, a burn pit, a septic system, a water well in the paint booth area, and historic placement of fill from an unknown source.
* The potential for migration of contamination associated with fill from unknown sources on the northern and eastern-adjoining sites.
The following vapor encroachment conditions (VECs) and/or emerging contaminant concerns were identified at the Subject Property:
* The potential for vapors associated with past use of the Subject Property for truck maintenance and painting, including the presence of various petroleum-based chemicals, used oil containers, noted staining, a burn pit, a water well in the paint booth area, and a septic system.
* The potential for migration of vapors associated with fill from unknown sources on the northern and eastern-adjoining sites.
