Additional Property Attributes

The subject property
consists of two parcels on the east and west sides of Sanderson Drive. Both parcels are
currently vacant. The former American Foods Truck Stop property located on the southern
side of Sanderson Drive is approximately 5.470 acres. The former VFW property located
on the eastern side of Sanderson Drive is approximately 2.4 acres.
The subject property was historically undeveloped or residential until circa 1960, when the
former VFW and the former American Foods Truck Stop buildings were observed in
historical documents. The former VFW and former American Foods Truck Stop buildings
were reportedly demolished in 2000 and 2014, respectively. ERIS database records list the
parcel located on the west side of Sanderson Drive, the Former American Foods Truck
Stop/American Food and Pitt Stop, as an Underground Storage Tank (UST) and Leaking
UST (LUST) site (Facility ID: 6201). The facility is listed at 2622 Ellisville Boulevard
(Highway 11) in Laurel, Mississippi. The ERIS database records listed the tank status as
permanently out of use (removed from ground) and last used was October 24, 2008. One
10,000-gal diesel UST, two 6,000-gallon gasoline USTs, and one 6,000-gallon diesel UST
were permanently closed. ERIS LUST files list the LUST status as closed with a No
Further Action (NFA) status on September 21, 2011. An interview with Ms. Heather Pitts
with the Mississippi Department of Environmental Quality (MDEQ) revealed that an NFA
was issued for the site following closure of the USTs. Ms. Pitts also stated that the LUST
event was not a confirmed release but was instead monitoring and submittal of UST
compliance records. Therefore, because the tanks were removed, a release was not
confirmed, and an assessment was not required.
This assessment has revealed no evidence of recognized environmental conditions (REC),
controlled recognized environmental conditions (CREC), and/or significant data gaps
(SDG) in connection with the subject property.
