Additional Property Attributes

The Subject Property consists of two parcels (approximately 20 acres) located at 333 Bratcher Miner Road in Norman, Oklahoma. The commercially zoned property is currently vacant. At the time of the assessment, the eastern portion of the property was maintained grass and wooded, and the western portion of the property was heavily vegetated and/or wooded. The property is located south of the City of Norman and the Oklahoma University campus, amongst other city services facilities.

The results of the soil sampling indicated that constituents detected in sampled soils should not pose a risk to human health via contact or ingestion. Arsenic, lead, and mercury have the potential to leach to the groundwater in unacceptable concentrations. However, the screening levels are based on conservative assumptions that the groundwater is suitable for drinking or is in direct contact with a drinking water source. It is unlikely that the shallow groundwater encountered at the site is suitable for drinking. Further evaluation in accordance with ODEQ's risk guidance may be warranted. Bis (2-chloroethyl) ether and lead were detected in the sampled groundwater in excess of the limiting screening levels. Although the groundwater is unlikely to be a drinking water source, measures to limit future exposure to shallow groundwater, and/or further evaluation in accordance with ODEQ's risk guidance, may be warranted.
