Additional Property Attributes

The Subject Property was formerly a portion of an industrial complex that manufactured trucks used in the oil industry, and later used as a Dowell, Inc. Oil & Gas Well Chemical Service facility, from about 1945 to the early 1990s. A Phase I ESA was completed in October 2023.

Soil vapor samples were compared to the EPA VISL residential Target Sub-Slab and Near-Source Soil Gas Concentration (Csg). The results of the soil vapor sampling from soil gas implants SV1 - SV74 collected from the property in July 2024 indicated that elevated concentrations of 1,1,2,2- tetrachloroethane, 1,1,2-trichloroethane, 1,1-dichloroethane, 1,3-butadiene, 2-hexanone, bromodichloromethane, carbon tetrachloride, chloroform, cis-1,2-dichloroethene, dichlorodifluoromethane, ethyl acetate, naphthalene, tetrachloroethene, trichloroethene, and vinyl chloride were present in the sampled soils. Site-specific evaluation in accordance with ODEQ's risk guidance is recommended in order to develop remedial goals and/or site controls prior to redevelopment.
