Additional Property Attributes

The Subject Property consists of a 9,000-square foot building on a 0.20-acre parcel located at 303 and 305 Second Street, Wellston, Oklahoma 74881. Land uses in the vicinity are commercial and residential. The currently vacant commercial building lies within a row of connected adjacent buildings. Access is via two public entrances along Second Street and multiple service entrances from an unnamed alleyway at rear of the building. A portion of the building consists of a second story office which is accessed via a doorway near the former butcher area at the center of the building.

Complete removal of ACM identified at the Subject Property is recommended. The ACM identified at the site was in poor condition and should be removed by a licensed abatement contractor prior to building renovations or demolition.

The results of the structural evaluation indicate that the building at the Subject Property is not safe for occupants due to a significant portion of the structure collapsing. Recommend that removal and disposal of all interior building materials such as sheetrock, plywood, ceiling tiles, insulation, etc. All wooden beams, joists, and decking structures should be exposed for inspection and any structural components that are collapsed, compromised, or water damaged should be replaced. Once the structural components are replaced, a new roof should be installed. The doors and windows in the rear of the building should be removed and replaced to protect the building from the elements. The HVAC system, freezers, coolers, and interior debris and contents should be removed due to significant neglect, deterioration, and exposure to the elements. Recommend demolishing the small addition, this building roof has collapsed, and the space has little structure that does not have water damage.

Any demolition or restoration activities must not damage the shared exterior walls with the building east and west of the subject site. Any demolition or restoration must be completed by a licensed construction firm in accordance with applicable regulations.
