Phase I and Phase II ESAs that consider impacts from extreme weather events and natural disastersPhase I ESAs may consider current and on-going impacts from extreme weather events and natural disasters and consider future impacts to the site or area. For example, an investigation of the site history can include an investigation of site vulnerabilities based on historical and recent extreme weather patterns and events (e.g., floods and drought). Phase II ESAs may include use of renewable energy, incorporating remote sensing capabilities, maximize reuse of existing wells (as appropriate) and/or design wells for future reuse, use of field test kits when possible, use of local laboratories when possible, and use of appropriate sized equipment for the project.

Additional Property Attributes

The Subject Property consists of an 8,665-square foot former fire station located on an approximately 1.4- acre lot. The Subject Property is currently utilized as an office and maintenance building for the City of Duncanville Parks and Recreation Department. Two structures are present on the property: an 8,665-square foot concrete and masonry former fire station and a 1,500- square foot metal storage shed. Concrete parking lots and driveways are present at the site. Access is from West Camp Wisdom Road located adjacent to the south.

This Phase I assessment revealed no RECs, CRECs, HRECs, VECs, or significant data gaps in connection with the Subject Property or adjoining properties.

Potential ACM and LBP may be present at the Subject Property. Appropriate methods and actions pertaining to applicable regulations should be administered prior to any disturbance of these suspect materials which will require specialized surveys and possibly removal and disposal. It is recommended that ACM and LBP inspections be conducted at the Subject Property to determine the presence, and volume of any potentially regulated materials.
