Additional Property Attributes

The Subject Property is an approximately 2.5-acre former sawmill, building materials, and agricultural property located on Courtableau Highway near Arnaudville, Louisiana. There is no street address for the property. The nearest listed address is 1510 Courtableau Highway, located across the highway to the south of the Subject Property. The Subject Property is an approximately 2.5-acre portion of a 10.3-acre parcel located in Section 44, Township 08 South, Range 06 East.

No controlled recognized environmental conditions (CRECs), historical recognized environmental conditions (HRECs), VECs, or significant data gaps were identified in connection with the Subject Property of adjoining properties.

This Phase I assessment revealed the following REC in connection with the Subject Property: Site reconnaissance revealed a large amount of solid waste debris present at the Subject Property in the wooded areas adjacent to Bayou Fuselier. Much of this debris is covered with organic matter, soil, and vegetation making it difficult to determine the exact volume and nature. Items noted within the piles include metal parts, drums, concrete, wood, cans, glass bottles, roofing, and burned material. This debris is weathered and in layers that appear to have been deposited over a long period of time. Based upon the unknown nature and quantity of this debris, as well as the unknown contents of the drums and containers that were dumped in these areas, it is the opinion that this constitutes a REC.

Potential ACM and LBP may be present at the Subject Property. Appropriate methods and actions pertaining to applicable regulations should be administered prior to any disturbance of these suspect materials which will require specialized surveys and possibly removal and disposal.

It is recommended that additional evaluation be conducted on the Subject Property to further quantify any environmental risks that may be associated with the identified REC. Specifically, soil sampling and evaluation is recommended to determine whether the solid waste present in the wooded area has impacted the Subject Property. Additionally, it is recommended that ACM and LBP inspections be conducted at the Subject Property to determine the presence, and volume of any potentially regulated materials.
