Additional Property Attributes

The Subject Property is an approximately 3.25-acre former sugar syrup mill and agricultural property located on Courtableau Highway near Arnaudville, Louisiana. There is no street address for the property. The nearest listed address is 1510 Courtableau Highway, located across the highway to the southeast of the Subject Property. Part of the site is cleared with a wooded area to the north adjacent to Bayou Fuselier. Land uses in the vicinity are agricultural, commercial, and residential. No structures are present on the Subject Property. Remnants of the foundation of the former syrup mill including concrete slabs, footings, chain walls, and brick piers are located near the eastern boundary. There are no roads present on Subject Property. No controlled recognized environmental conditions (CRECs), historical recognized environmental conditions (HRECs), vapor encroachment conditions (VECs), or significant data gaps were identified in connection with the Subject Property or adjoining properties. There was no observation of any potential asbestos containing materials (ACM) or lead-based paint (LBP) present at the Subject Property during the site reconnaissance. This Phase I assessment revealed the following recognized environmental condition (REC) in connection with the Subject Property: Site reconnaissance revealed solid waste debris present at the Subject Property in the wooded area adjacent to Bayou Fuselier. Much of this debris was covered with organic matter, soil, and vegetation making it difficult to determine the exact volume and nature. Items noted within the piles included metal, fencing, concrete and brick, a small number of tires, glass bottles, cans, drums, vehicle parts, and what appeared to be asphalt roofing material. This debris was weathered and in layers that appeared to have been deposited over a long period of time. Based upon the unknown nature and quantity of this debris, as well as the unknown contents of the drums and containers that were dumped in these areas, it is the opinion that this constitutes a REC. It is recommended that additional evaluation be conducted on the Subject Property to further quantify any environmental risks that may be associated with the identified REC. Specifically, soil sampling and evaluation is recommended to determine whether the solid waste present in the wooded area has impacted the Subject Property.
