Additional Property Attributes

The Subject Property is a 2.817-acre property located at 15086 State Highway 75, Pe�asco, Taos County, New Mexico, 87553. The Subject Property is a vacant former school. The property is routinely used for a local farmer's market and other community events. A 5,400 square foot former school building is present at the Subject Property. A gated gravel entrance road leads from State Highway 75 into a graveled parking area located in front of the building. The boundary of the site is fenced.

This assessment revealed no recognized environmental conditions (RECs), historical recognized environmental conditions (HRECs), controlled recognized environmental conditions (CRECs), vapor encroachment conditions (VECs) or significant data gaps in connection with the Subject Property or adjoining properties.

Potential asbestos containing material (ACM) and lead-based paint (LBP) may be present at the Subject Property. Appropriate methods and actions pertaining to applicable regulations should be administered prior to any disturbance of these suspect materials which will require specialized surveys and possibly removal and disposal.
Average radon levels in Taos County exceed the EPA's recommended average indoor level of 4.0 pCi/L. Depending on property reuse, a radon evaluation may be desirable.

It is recommended that ACM and LBP inspections be conducted at the Subject Property to determine the presence, and volume of any potentially regulated materials.
