Additional Property Attributes

The site is comprised of approximately 8.25 acres, currently consisting generally of scrub brush and an approximately 0.2-acre area of fenced grassland in the east corner. According to the Sevier County Assessor, the site does not have an assigned address. The site was utilized as a solid waste landfill for local residents. It is unknown when the landfill operations began; however, operations were discontinued in the 1970s. A Phase II ESA was conducted at Richfield's request due to the uncertainty associated with the site. This is an impediment for future redevelopment. Based on some limited results, one soil sample reported a concentration of PCB-1254 exceeding the EPA Commercial RSL within the landfill debris interval. Two soil samples reported asbestos-containing material originating from the landfill debris with only trace amounts observed within the soil. It does not appear that native soils beneath the landfill material have been significantly impacted by leaching of the material. If the landfill material were to be removed from the site, the material should be disposed at a properly permitted facility. Additional characterization or profiling may be required by the disposal facility. If the landfill material were to remain on-site, it does appear that some of the material exceeds a regulatory screening level and will require management during any re-development of the site.
