Additional Property Attributes

The Property consists of one (1) 0.789 acre parcel in the City of Green Bay. The Property appears to have been developed with multiple residential dwellings from at least as early as 1907. The residential buildings appear to have remained along the northern portion of the Property until the 1980s. Two commercial buildings were built along the southern Property boundary between 1967 and 1978 and remained until 2023. Based on historic aerial photographs, the use of this portion of the Property during this time appears to be consistent with that of automotive repair and/or storage. Based on aerial photographs, the northern portion of the Property appears to have been used as a community garden from approximately 2010 to 2020.

The Property lies in one of the oldest portions of the City of Green Bay, approximately 100 feet from the East River. Historic fill is common to the City, formerly used to create buildable lands and reduce flooding issues. The historic fill commonly contains various contaminants, including elevated levels of polynuclear aromatic hydrocarbons (PAHs) and Resource Conservation Recovery Act (RCRA) metals. The potential use of the southern portion of the Property for auto repair and/or storage presents the possibility of a release of hazardous substances to soil and/or groundwater. Additionally, fuel oil was potentially used as a heating source in the former residential dwellings and may have resulted in release(s) to the subsurface.
