Additional Property Attributes

The subject property was developed by at least 1926 for mixed-use residential and commercial purposes. Historical commercial tenants included a furnace repair company and generic shops. More importantly, the northern adjoining sites were developed and utilized for various commercial purposes, including an automotive repair shop, tin shops, and a dry cleaner, from 1935 until 1973. The 4,850 square foot buildings will bring five apartments/ live-work units and one (1) commercial unit back into operation with modern amenities while preserving the historic qualities of the building. Soil has been impacted by arsenic at concentrations exceeding the Ohio VAP Residential Land Use standard and Cuyahoga County background level for arsenic. The lead containing paint at the Property varied in condition. Any activities that would render the lead paint inhalable performed by personnel engaging in renovation, construction, or demolition should treat the paint as lead-containing, and the activities should be conducted in accordance with OSHA.
