Additional Property Attributes

2/5/2025: The Subject Property, owned by Croghan Colonial Bank as Successor Trustee of The John F. Yoder Revocable Trust, spans 5.94 acres in Defiance, Ohio. Croghan Colonial Bank acquired the property in 2012, after John F. Yoder purchased it in 2001 from Defiance Automatic Screw Company and the Zeller Corporation. The site is currently vacant, with most of it covered by asphalt and overtaken by overgrown vegetation. The property has two structures: remnants of a heat-cooling system reportedly associated with the Zeller Corporation (located at the southwest corner) and a three-sided tin structure used for propane storage. Historically, the property served as a parking lot for the Zeller Corporation from 1964 to 1977, with earlier aerial photographs showing parked cars on the site as early as 1959. Structures were also present on the property from 1959 to 2006, although their specific use is unknown.

The surrounding area is commercial and industrial, with the Maumee River to the north and Baltimore Street to the south. The adjacent southern property, formerly home to various manufacturing operations, has a history of industrial activities, including steel forging, machining, and plating, dating back to the early 1900s. The site has been vacant since 2001, with buildings demolished in 2011. Previous investigations by Tetra Tech identified recognized environmental conditions (RECs) associated with both on-site and off-site contamination. A Phase II Property Assessment, conducted in June and July 2024, involved soil and soil gas sampling, revealing exceedances of volatile organic compounds (VOCs), polycyclic aromatic hydrocarbons (PAHs), total petroleum hydrocarbons (TPHs), and metals in the soil. Specifically, arsenic and thallium exceeded Ohio VAP regulatory standards in certain areas, indicating that past industrial activities may have contributed to contamination on the property. However, no exceedances were observed in the soil gas samples. The findings suggest that further investigation and potential remediation may be required to address contamination concerns at the site.
