Additional Property Attributes

The Subject Property is comprised of 2.0563 total acres of commercial and industrial land situated along Morris and Wade Streets, both of which provide access to and from the Subject Property. The Subject Property is irregular shaped and is partially developed with a three-story, 48,000-square foot warehouse building constructed in 1911 on parcel 11-56644 and a one-story, 2,268-square foot warehouse building constructed in 1911 on parcel 11-56617. The larger Subject Property building is currently used for various purposes including office space, storage, music space, photography space, and a flooring contractor business on the bottom floor. The smaller Subject Property building is currently used for storage and for the flooring contractor business. Parcels 11-59961, 11-59957, 11-59954, 11-59937, and 11-59964 are currently undeveloped. The current Subject Property building was constructed in 1911 and was used as Ohio Plate & Glass Company from at least 1920 until prior to 1990. After Ohio Plate & Glass Co., the Subject Property building has been used for various office spaces and commercial businesses. The Subject Property building is currently used for various purposes including office space, storage, music space, photography space, and a flooring contractor business on the bottom floor. Prior to the current Subject Property building, several residences existed on this parcel. Residences also existed on the Subject Property along Wade Street from at least 1910 until prior to 1946. A trucking company, which later became a contracting company and then a freight company, existed on another parcel of the Subject Property along Wade Street from at least 1920 until prior to 1959. A carpet warehouse existed on the Subject Property at the corner of Wade and Morris Streets from at least 1958 until prior to 1976, which then became a glass warehouse for an unknown period of time. Most recently, the Subject Property along Wade Street has been used as a construction laydown yard and for parking. This portion of the Subject Property is now vacant.
