This property is currently developed with multiple buildings operated by the non-profit organization Franklin County Learning Center, which provides services to individuals with learning disabilities. Friendship Community Care, another non-profit organization, is a prospective purchaser of the property and would use the property to provide similar services. Friendship Community Care has requested assistance with a Phase I ESA and hazardous building materials surveys prior to purchasing the property. The Phase I ESA identified no recognized environmental conditions (RECs) associated with the property. No Lead-Based Paint was identified, and approximately 1,090 square feet of asbestos-containing floor tile was identified in one building. The floor tile is a regulated asbestos containing materials (RACM) and will require removal by an Arkansas-licensed asbestos abatement contractor prior to any renovation activities that would disturb the material, or prior to a demolition of the building.
