Additional Property Attributes

The Subject Property consists of a 13.92-acre parcel improved with an approximately 32,800 square-feet former school building. Addressed at 11555 and 11575 Lynchburg Salem Turnpike West, and initially built in the 1920s, the school can be divided into two sections. The older section being located in the southernmost portion of the parcel is currently unused and in a state of disrepair, and the newer sections include the Montvale Library and an addition of classrooms built during the 1980s. Owned by the County of Bedford, Virginia, and identified by tax map number 87 A 47, the Montvale Library occupies roughly 7,000 square-feet of space in the new section of the building, and the Montvale School Preservation Foundation uses some of the classrooms in this section of the buildings for meetings. The Subject Property is zoned AV, agricultural village center, and C-2, General Commercial District Town. Adjoining properties, as well as the nearby surrounding area, are a mix of commercial, industrial, and residential properties.
