Additional Property Attributes

Ohio EPA 4/16/2025 Update: The State of Ohio foreclosed on the property in October 2019 due to tax delinquency. In February 2024, the property was transferred from the State of Ohio to the Trumbull County Land Reutilization Corporation. A gas station and mini-mart located on the property ceased operations between June 2011 and August 2018. While the mini-mart and pumps have been demolished, the parking area's pump pads and concrete slab remain. The 2024 Phase I Environmental Site Assessment (ESA) recommends further investigation based on identified concerns; however, due to findings related to the Bureau of Underground Storage Tank Regulations (BUSTR), the property is not eligible for the Voluntary Action Program (VAP). A geophysical survey confirmed the presence of two gasoline underground storage tanks (USTs) in the center of the property, which are documented in BUSTR?s records. According to applicable BUSTR regulations and guidance, these USTs should be permanently closed (i.e., removed). Soil samples indicate contamination with benzo(a)pyrene and naphthalene above their respective BUSTR Closure Action Levels, but no other petroleum-related contaminants exceed action levels. No contaminants of concern (COCs) were detected in the three shallow groundwater samples collected from the property. Soil vapor analysis suggests a potential vapor intrusion (VI) risk to indoor air for residential receptors. However, if the property is redeveloped for non-residential purposes, the risk of VI to indoor air would be considered incomplete.
