Additional Property Attributes

Ohio EPA 4/16/2025 Update: The property consists of twelve parcels (number 1 through 0023) and covers approximately 1.88 acres. It includes a vacant four-story industrial building, which is about 61,541 square feet in size and features a basement that was used for cold storage since the 1920s. According to a Phase I Environmental Assessment, the property was originally developed with a residence and a private auto repair structure in 1918. The subsequent Phase II assessment yielded the following results: polychlorinated biphenyls (PCBs) were not detected in soil samples above laboratory detection limits. There were no adverse impacts to the soils resulting from the two hydraulic elevators or the hydraulic lift within the building. Additionally, no contaminants of concern (COCs) were reported in the groundwater above the applicable standards. The assessment found no adverse impacts to the groundwater from off-site sources. Soil vapor analytical results indicated no exposure risk from volatile organic compounds (VOCs) to indoor air for commercial users. However, if future residential use of the property is planned, further evaluation of the vapor intrusion exposure pathway would be necessary. It is important to note that EA Group verbally confirmed to BRG that transformers potentially containing PCBs were observed on the fourth floor of the building. The presence of PCB oil in these transformers will need to be evaluated and properly managed during demolition. The Asbestos Containing Material (ACM) survey report identifies materials that were determined to contain asbestos, as well as materials that were found to be non-ACM (no asbestos detected). The report also includes materials assumed to contain asbestos, which are either unable to be sampled (e.g., roofing materials) or could not be confirmed to be present (e.g., subfloor or foundation vapor barriers).
