Additional Property Attributes

The subject property was used for automotive painting, sales, & service from ~1919-1960 and boat sales and service until ~1978. The building fronting North Ave contains four residential units, and the building fronting Lakeview Terrace contains two commercial/industrial units, apparently currently vacant. A gas tank symbol first shows up in the 1926 edition of the Sanborn Maps. A second gas tank symbol appears in 1938 and by 1942 both these gas tank symbols has shifted somewhat substantially to the west-southwest. Vermont ERT identifies the property as UST Facility ID #5553231 with three USTs removed in 2003 (note: it appears as if the Sanborns misplaced UST locations and/or ?forgot? about the location of the one closest to North Avenue. Max PID in the 4-5 PID range, however the sand and gravel subsurface material coupled with the age of tanks could have allowed for deeper migration of the majority of contaminant mass into the subsurface beneath the subject property. Additionally, while ERT and other sources identify the subject property as an ?Auto Dealer? it is clear from old editions of the Sanborns that the property was used also for servicing / repairs including painting as early as 1919. The property is located at 141-143 North Avenue in Burlington, Vermont. The building with address 141 North Avenue currently contains four residential units on the first two stories; proposed redevelopment includes redeveloping the third story to include new residential units. The building with the address 143 North Avenue is an L-shaped warehouse building with two commercial/industrial units, apparently currently vacant. Planned redevelopment of this portion of the lot would lead to upwards of 40-50 new residential units.
