Additional Property Attributes

The subject property consists of one legal parcel occupying approximately 0.8 acres. The subject property is developed with a former industrial building and utilized for retail and a creative studio space.
Former Use: The property was first developed in the mid-1800s as part of a larger manufacturing complex. The property remained industrial in nature until the 1960s when it was used as a trucking company business. The property was converted to light commercial uses beginning in the1960s. Since the mid 1980s, the property has been remodeled for retail and a creative studio space.
Current condition: In 2006, a Phase I ESA was completed and identified RECS associated with the former oil-house, a catch basin in the basement, and the potential for off-site groundwater contamination from the adjacent property to the south. A Phase II ESA was conducted to evaluate the RECs. VOCs were not identified in the soil samples. Pyrene was detected in one soil sample at a concentration below applicable health-based criteria. The Phase I ESA completed in 2022 identified an REC associated with the potential for an on-site migration from the adjacent properties to the south.
Future Uses: Aquarian Exposition, LLC intends to continue to utilize the space for retail and creative studio spaces.
