Additional Property Attributes

The Seattle Housing Authority is undertaking a major redevelopment along this section of 12th Avenue in Seattle's Central District. To this end SHA acquired parcels to the south of this site which were assessed and found to be contaminated with petroleum and solvent in part derived from the former Nu Way Cleaners site. SHA has received an EPA Brownfields Cleanup Grant for the "downgradient" southern parcels, but is in need of assessment assistance from the King County/City of Seattle Brownfields program to characterize the suspected "source" area to the north. PPF attached to QR 2 revised, 1/1/06-3/31/06 A Phase II Environmental Site Assessment was completed in September 2006 by driling seven soil borings on the subject property and two on the adjacent property. The investigation identified gasoline-range hydrocarbons indicative of mineral spirits and the dry cleaning solvent tetrachloroethene at concentrations exceeding state cleanup standards in both soil and groundwater. A preliminary cleanup cost estimate suggests that up to 3700 tons of soil might have to be removed to achieve Method A cleanup standards. PPF - Former Nu Way Cleaners/SHA 12th Avenue site, 4-30-07. Project included abatement, demolition, & disposal of all improvements, site grading, and removal of USTs. Groundwater monitoring wells have been installed and are being monitored PPF- Former Nu Way Cleaners I, 8/31/09.

Former Use: A 2,200 square foot single story building was constructed on the site in 1931. The structure was steam heated by an oil-fired burner whose fuel was stored in a UST at the western end of the building. The original building was owned by EA Crane who ran a dry cleaning business called Crane's Cleaners. By the 1960s it was called Nu Way Cleaners. The name may have been changed to Dick's Central Cleaners in the 1980s but the city directory shows the address of Dick's Cleaners as 115 - 12th Ave. None of these names show up in city directories after 1994. Huberta M. Brown acquired the site by 1993 and transferred it to the Huberta M. Brown Family Limited Partnership in January 1997. From the property next door, three vent pipes for USTs can be observed in back of the building. In addition, a 4 inch vent can ben seen near the northwest corner of the building. It is assumed that these vents are connected to USTs that stored dry cleaning fluids like Stoddard solvents and perc as well as boiler fuel. Vacant parcel formerly occupied by Nu Way Cleaners. Single story 2,200 sqaure feet masonary building reportedly heated by steam with no information regarding USTs.
