290 Pratt Street, LLC is a partnership between Flatiron Real Estate Advisors and Spin Vision, two companies with expertise in the redevelopment of Brownfield properties. 290 Pratt purchased the Meriden Enterprise Center, a 450,000 square foot mixed use manufacturing and office building on roughly 14 acres, located at 289 and 290 Pratt Street on December 30, 2003, with the committment to remediate the property environmentally, and the intention of upgrading the property in order to attract new tenants, as the property was almost 50 vacant at the time of purchase. After the initial loan, the entities only used approximately 45,000 that was paid back, following, General Motors came in and completed the remediation.

Former Use: Manufacturing operations began at the project site in approximately 1884 with woolen goods production Willow Dale Company Woolen Goods, Rawitzer, and Meriden Woolen Mills until the 1920�s. The facility was then converted to a ball bearing manufacturing plant by New Departure Hyatt Bearing Division of General Motors. They operated at this site until 1969. From 1970 to about 1983, vacuum bottle and meat chopping equipment were manufactured at the site by Union Manufacturing and the Charles Parker Co. Since 1985, the site has been known as the Meriden Enterprise Center and operates as a mixed use facility with office, warehouse and storage space, as well as light industrial and commercial operations. The property became contaminated during its industrial and manufacturing use.
