Additional Property Attributes

Recognized environmental conditions identified in the Phase I included nearby sites where printing operations and auto/truck repair services had been located. As such, a Phase I ESA was recommended. Through the Phase II ESA, several analytes exceeded soil and groundwater statewide standards, imparing the property for installation of private well within City Limits. As the property is zoned commercial, the site is suitable for redevelopment without further assessment. Property is on the edge of the Iowa River Landing redevelopment area. IRL redevelopment is proceeding from the north and west towards this property. The pace of this overall IRL development has slowed because of the economic slowdown and 2008 flooding but is expected to pick up in 2010. Site currenly operates as the City's recycling collection center.

Former Use: The city purchased the property in 1976 from CRANDIC Railroad Company and developed it in the 1980s for printing operations, prosthetic manufacturing, and a recycling center. Prior to 1976, the site was used for industrial purposes.
