Additional Property Attributes

There are two parcels at this property address formerly used as a bank building and offices for the MLK Housing Development Association. Prior to a bank, the property was used as commercial and one parcel is thought to be a former gasoline station. The property will be redeveloped as the MLK Business center, a six-story 140,000 square foot mixed-use property. The property is located in Tacoma's Hilltop community within a federally-designated Renewal Community and the state Empowerment Zone. There will be ground floor retail, with office and residential components on the upper floors with both surface and sub-surface parking. The majority of the office space will serve as the headquarters of the MLKHDA, a community-based organization that develops, owns, and manages affordable rental and owner-occupied housing. The residential uses will provide a mix of affordable rental units and for-sale market-rate condominiums. Total cost of redevelopment is currently estimated at 25 million. A 4.0 million appropriation was obtained through the WA State legislature for initial design. The Hilltop is one of the oldest areas in Tacoma and is highly diversified racially, culturally and economically. The poverty rate in the Hilltop area is 41. This project is key to a full-scale redevelopment, revitalization and reclamation of the Hilltop area as a vital mixed-use and mixed-income community with potential for long-term economic impacts for the area and the City of Tacoma. Cleanup planning is underway with actual soils removal scheduled for January-February 2008.
