Additional Property Attributes

This .5883-acres parcel will become part of the 1300 South Lamar development project in which there will be multiple projects on the entire property. Redevelopment will be staged. The first phase is anticipated to begin in the 3rd or 4th quarter of 2006 and will include a nine-story, 65-unit, condominium development. The completed project is anticipated to include 250 to 350 units and approximately 12,000 square feet of commercial and commercial retail. The property is adjacent to the Dallas Area Rapid Transit (DART) Cedars light station. Design will incorporate linkages to the DART station. This is the first-transit oriented development (TOD) project in the Cedars tax increment financing (TIF) district. (PPF-5/4/07)

Former Use: The property was developed as a residential property at least as far back as 1905 through the early 1950's. By 1952, the property was developed in part with Standard Fixture Co. "fixtures" store/warehouse and in part with a residential structure from the 1950s. By 1970, the residential structure was gone and the warehouse structure had been added on to the northeast and southeast sides of the structure, including a truck loading dock area. In 1991 it is listed as the "GC & SF RY Crosses, Standard Fixtures" warehouse. In 1993 the property is listed as being owned by the JC Combs Produce Company. In 2004, ownership was transferred to the Combs Family Property LLC. Under the Combs name it has been operated as a produce company warehouse and distributorship. (PPF-5/4/07)
