Additional Property Attributes

The Phase I consultant TRC indicated a small area approximately 3'x4' of stained soil. The stained soil may have resulted from the improper disposal of a petroleum product, such as motor oil. No chemical data, or olfactory evidence by the consultant, or DND representatives can back up this claim. As of 5/29/07 the material is still unknown. The area is of limited quantity and will be addressed through a City hazardous waste clean up vendor as soon as possible.

Former Use: The Subject Property is located at 1-5 Woodrow Avenue, Mattapan, Suffolk County, Massachusetts in a mixed residential and commercial area. The Subject Property is described by the City of Boston Assessing On-Line Database as Parcel #1701501000 (1-5 Woodrow Avenue). According to the Suffolk County Registry of Deeds, the Subject Property is identified on document number 16148-107. The Subject Property is a 0.06-acre vacant lot owned by the City of Boston. The City of Boston Assessing On-line Database records indicate that the Subject Property is exempt from classification. The assessor�s records indicate that the description for property type was reported as �Exempt� for the year 2006. The Subject property is listed as property as �Commercial land� between 2003 and 2005. The assessor�s records also indicate that the description for property type was reported as �Exempt� between 1992 and 2002. Between 1987 and 1991 the Subject property was listed as �Residential Land� on the assessors� records. The Subject Property is an undeveloped grass-covered lot in a predominantly residential area in the Mattapan neighborhood of Boston, Massachusetts. Mr. Carl Hyman of the DND indicated that the parcel was foreclosed on February 17, 1990.
