Additional Property Attributes

Former Use: Prior to 2005, a Chevron service station /convenience store, known locally as Swifty-Serve in Moss Point, Mississippi. In the aftermath of Hurricane Katrina, the business was permanently abandoned. The City of Moss Point purchased the property in 2002 as a part of the cities pre-Hurricane Katrina Waterfront Plan Phase II that includes Pelican Landing Convention Center. The building and the fuel dispensers were subsequently demolished and removed from the location, but three 3 10,000 gallons underground storage tanks USTs, two 2 fuel dispenser island, and the product piping remained on the location just feet from the Escatawpa River. In 2007 the City of Moss Point was approved for particpation in the Targeted Brownfield Assessment Program to aid the City in properly determining the status of the USTs and if soil or groundwater had been impacted by the three 3 USTs. A Phase I environmental assessment was performed. According to the findings of the Phase I environmental site assessment, the USTs were documented as present on the site, empty, but not properly closed in accordance with MDEQ UST regulations. Subsequent assessment activities were performed on the shallow and deeper soil and groundwater to determine the area impacted by the petroleum release. Based on the findings, it was recommended that the area be capped to provide adequate engineering controls. It was also recommended that a deed restriction be incorporated into the property deed to document the environmental conditions associated with the property and require approval from MDEQ of future construction on the property. The City of Moss Point has committed to use the property as an extension of the parking area for Pelican Landing Conference Center. The entire property is proposed to be paved for a parking lot.
