Additional Property Attributes

This property was studied as part of an area-wide Phase I for the West End of West Capitol Avenue, an area of historical industrial use that is targeted for redevelopment. The City is completing Phase Is in this area to provide information to prospective developers in the area, along with the existing property owner. (PPF - 4203-4225 West Capitol Avenue, 10/22/07)

Former Use: The property was developed in the 1940s and has been in use for industrial purposes since that time. The primary historical uses of the property were trucking and repair facilities and storage of related materials. Currently, the property is used for, among other purposes, storage including old vehicles, waste oil containers, metal and wood scrap piles, and vehicle batteries. Surface soil stains were noted during this assessment as a potential hazardous materials threat. The property formerly contained underground storage tanks which were removed in 1990. In 2004, soil sampling conducted on the owner's behalf revealed elevated levels of lead and nickel in the soil.
