Additional Property Attributes

Former Use: This site has predominately been used for industrial purposes. It consists of two parcels and is located at the southwest corner of West Bancroft Street and Auburn Avenue in Toledo. Various structures and parking areas have existed on the site, however, all structures were demolished between June and September 2007.

Previous Phase I and II assessments were competed at the Property between 2005 and 2007. Soil sampling completed to date indicated metals (lead and arsenic), polynuclear aromatic hydrocarbon (PAHs) and chlorinated volatile organic compounds (cVOCs; trichloroethene) were present at concentrations exceeding the Ohio Voluntary Action Program (VAP) generic direct contact standards for soil. The uppermost saturated groundwater zone beneath the Property has historically contained several metals and cVOCs (trichloroethene) at concentrations exceeding the VAP's unrestricted potable use standards (UPUS). The Property lies within the City of Toledo Urban Setting Designation.

It is critical to understand current groundwater and off-Property soil vapor conditions in an effort to appropriately determine the best remedial approach at the Property and to characterize potential off-Property exposure demonstrations to determine whether those exposure pathways are in compliance so that, in the future, a VAP No Further Action (NFA) Letter can be prepared to request a Covenant Not to Sue (CNS) from Ohio EPA, which will be required in coordination with a future Brownfield
Remediation grant.
