Additional Property Attributes

The subject property is rectangular in shape and consists of 0.15 acre. One building of approximately 3,000 square feet is located on the southwest corner. The subject property was a residential dwelling from at least 1906 to 1926. It was also a gas station and/or automotive service station from at least 1928 to 1974. It was used primarily for such retail purposes as an auto parts store and a carpet store until about 2002. The property was a carwash for approximately eight years, and was vacated in late 2015. In 2008, Envirologic completed a Phase I and Phase II ESA for the property to investigate potential risk from former underground storage tanks (USTs) and an in-ground hydraulic hoist that were used on the property. Analytical results from the Phase II ESA indicated that no compounds were detected above applicable cleanup criteria, and that the subject property does not meet the definition of a �facility� as defined by Part 201 of NREPA. The Phase II scope of work appropriately addressed the Recognized Environmental Conditions (RECs) that were identified in the previous Phase I ESA, and because there was no evidence of a release, those issues no longer represent a REC. No further assessment of the site is warranted.
