Additional Property Attributes

The property has been utilized as knitting and hosiery mills. Potential impacts to the site from historical use and surrounding property use include the following: - Site contact interviews indicate a 10,000-gallon UST was removed from the property in the mid-1970�s. The UST formerly held #4 fuel oil which fueled the on-site boiler. The UST was located on the northern portion of the property. No records were identified for this UST. - Various containers of potentially hazardous materials were identified stored at the subject site ex. oil, chlorinated solvents, and various cleaners. Staining was only identified on concrete flooring adjacent to four drums located in the boiler room. These drums contained limited quantities of oil and chlorinated solvents. - A former bulk oil distributor occupied the eastern warehouse. Reportedly only drums of oil were distributed and no aboveground or underground storage tanks were associated with the facility. No floor staining was observed in the eastern warehouse associated with the oil drum storage. - Sanborn maps identified a gasoline service station formerly located approximately 50 ft and topographically downgradient to the southeast of the subject site. This gasoline service station is also identified as a potential Vapor Intrusion Concern PVIC. - An "oil house" area was identified on Sanborn Maps at the property. The property is located in an industrial area, which includes the Hickory Feed Mill and Hickory Paper Box Co. located north of the subject property. - Cleanup planning includes the preparation of an ABCA for the property, and redvelopment documents including floor plans/site plans, 2D and 3D elevations, photo realistic renderings, computer generated 3D building model. - The owner of the property is planning to enter the proeprty into the NC Brownfields program.
Former Use: According to the City of Hickory tax records, the subject property is currently owned by Westover/Highland, Inc. The site was first developed prior to 1925 with the current central warehouse, which was occupied by �The Best Hosiery Mills�. The western warehouse was completed between 1925 and 1931 and was occupied first by Hollar Hosiery. In the early 1940s, Louis-Lavitt Company Yarns completed an addition on the eastern side of the warehouse and occupied the property from the early 1940s to the early 1980s. Various textile companies occupied portions of the buildings between the 1940s and 1970s. Several additional operations including a paper box manufacturer, an oil distributor, moving and storage companies, an office supply company, a cut and sew company and warehouse storage space occupied the site from the early 1980s to the early 1990s. The site is no longer utilized as a mill and is currently vacant.
