Additional Property Attributes

Historic operations at the subject site included woodworking, working, printing, painting, a machine shop, and oil storage. According to the 1902 Sanborn map, the third floor of the existing warehouse building was used for painting operations. The existing subject site building was also used for printing on the second floor from 1913 until 1931. Sanborn maps also identified a portion of a contiguous warehouse structure located on the subject site between 1907 and 1948. The contiguous warehouse structure was located in the western portion of the subject site and contained a machine shop on the first floor and a printing shop on the second floor. A small building used for oil storage was identified attached to the warehouse structure in the northwestern portion of the subject site between 1919 and 1925. These historic site operations may have used naphtha-based solvents or other petroleum products. Sanborn maps also identified a gas tank located approximately 30 feet south of the southeast corner of the building. The former tank location appears to be south of the subject site boundary. Based on the age of the gas tank, the local topographic gradient, and its proximity to the site, the potential for this off-site gas tank to impact the subject site is judged to be moderate to high. H&H observed a small maintenance area located in the basement of the four-story warehouse. No staining was observed to the concrete floor near the maintenance area however, because of the amount of stored debris in the basement not all areas could be observed. The potential for historical operations in this maintenance area to impact the subject site is judged to be moderate to low. Based on the age of the existing site building, coal may have been stored and used for heating purposes on the subject property however, H&H did not observe coal fragments at the time of the site reconnaissance. Potential coal use at the subject site has a low to moderate likelihood of impacting the subject site. Cleanup planning includes redevelopment documents including site renderings and a site appraisal.

Former Use: Piedmont Wagon Manufacturing Company historically operated on the subject site from 1889 until the late 1950s when the company went out of business. Piedmont Wagon Company built horse and carriage wagons, trailers, and eventually manufactured automobile station wagon beds. The third floor of the site building was used for painting in the early 1900s, the second floor was used for printing in the mid-1900s, and the other floors were used for storage. A second warehouse building to the west was formerly located contiguous to the existing site building in which a machine shop was operated on the first floor and a printing shop on the second floor. Between 1960 and the late 1970s, the site building had several other occupants however, site uses during this period are unknown. Simmons Hosiery Mill, Inc. rented the facility in the late 1970s and then bought the site in 1989. Simmons Hosiery Mill, Inc. currently uses the facility for storage and shipping of textile products. Adjacent properties were occupied by other portions of the Piedmont Wagon Manufacturing Company, Hutton and Bourbonnais a box manufacturing company facility, and Hickory Manufacturing Company wood products from the late 1800s until the mid-1950s. Commercial development of the surrounding area began in the mid-1950s.
